Deposit of $500 non refundable is required to secure the booking. Payment of the rental deposit constitutes the client's acceptance of these Terms and Conditions.

The balance of the rental amount must be received in full one month prior to occupancy. If not the owner has the right to cancel the booking and attempt to re let the property.

Cancellation if caused by the client:  money paid is not refundable unless the house is re-let for the entire period of the letting.. If a refund is made due to the property being re let then a $50 cancellation fee will apply.

To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.

1. Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email.  Fees will apply for excess guests not agreed with the owners in advance.

2. Parties (of any size) and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this will result in loss of your bond, and/or additional payments and tenant eviction.

3. Damage, Breakages, Theft and Loss during their stay are the tenant’s responsibility during their stay.

4. Departure - the property should be left in a similar state to its condition on arrival. Check in time is 12pm .  Check-out time is 10am, to allow time to prepare the property for the next guests.


5. Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental and loss of bond.

6. A bond of $1000 is to be paid before arrival.  This can be put through on a credit card (2% fee), paid by EFT or cash.   The bond will be refunded within 7 days in full subject to the above conditions being met. It is designed to cover any additional costs incurred including but not limited to, any breakage, damage or excess cleaning requirements, extra guests beyond those declared ..etc. 


Loss - the owners take no responsibility for the tenant's personal property.
 
Variations to these conditions may only be made by prior arrangements with the owner in writing.
 
 Please note that if the house is not left in a satisfactory condition the cost of cleaning the property will be deducted from the bond .Cleaning will be carried out by a contractor from Bundeena whom you may deal with direct if you wish.  Upon satisfactory inspection of the property on your departure, we will refund the balance of your bond or reverse your credit card charge, as applicable:
 

 

 Please advise how you would like to pay.  If you would like to pay by credit card you can either email me and I will send you a request from PayPal.  Please note this will incur a 2% processing fee.
